Home Equity

What is the difference between a mortgage and an equity loan?
I own a house that is paid, but would like to take a loan to finance some improvements at home and help my parents pay your home equity loan. Given this scenario could be drawn mortgage and mortgage rates are lower or am I limited to a home equity loan. I'm not interested in the HELOC.
Only container financial product. Once Upon a Time Home equity loans were called second mortgage. The real difference is a risk factor for the bank. Quitting smoking is usually second to pay in the case of a foreclosure or financial going wrong – leaving them exposed if there is any wans't many of them at the end of the day. So you charge a little more interest to compensate for this additional risk. Since it would take her home for the first time again, and the owner of this new "note" would be the only creditor and therefore first in line to pay in the event of default, the creditor can negotiate a little and getting a better rate. It is somewhat likely that you should take to a local bank or branch where you can work with a real person. I would not advise trying to work this deal through an online lender.
