What information and services should offer a mortgage broker?

Are they responsible for the good faith estimate and truth in documents housing? If so, when that occurred? What other documents should be provided? Our agent told us to pay in advance evaluation. My experience has been normally paid when the loan closes? Is it typical to pay for it in advance? Also, I heard that a runner can not legally give a pre-approval letter must come directly from the lender. Is this correct?

If you did not get a GFE (Good Faith Estimate) and TIL (Truth in Lending), then your broker has violated RESPA and that is a huge fine. I would recommend working with someone else now than before and see about closing costs astronomical. They should have been provided within 3 business days of pulling your credit. The question now that the assessment is not unusual, as if the loan does not close then the loan officer is responsible for the fee. Your are correct as the lender is the only one who can give prior approval, but loan officer can issue a pre-qualification and which is determined by pulling your credit and debt analysis, income and credit qualifications.
